At Closing …
You’ll pay Realty by Design a Success Fee of .75% of the sales price at closing.
You’ll also pay, at closing, the amount you offered on the MLS to the buyer’s agent (if the buyer is represented by a broker). There’s NO buyer’s agent commission due if the buyer is unrepresented.
Listing on 1 MLS System
Choose either the CT Statewide MLS or Fairfield County MLS depending on where your property is located. You can add an additional MLS system if your property borders both MLS coverage areas.
6 Month Listing Term
Your MLS listing is available to agents and their buyers for 6 months.
We’ll send a photographer to your home so your online presentation will look its best. There is an additional charge for homes larger than 2,000 sf.
Premium For Sale Sign & Post Rental
Rent the same sign used for our full service listings to create a more professional marketing appearance. A for sale sign hanging on a professional post notifies potential buyers that you’re serious about selling your home and you know what you’re doing
Electronic Lockbox Rental
Make it easy for real estate agents to view your property. Agents with a special electronic realtor key can access your property for showings with their buyers. NOTE: This is a rental. The lockbox remains the property of Realty By Design, LLC.

You don’t have to list with Raveis or Berkshire to be on their websites. With IDX they promote your listing on their site!

Unrepresented buyer calls and emails to our office about your property will be sent directly to you for follow up. This increases your chances of selling your house to a buyer who does not have an agent resulting in even greater commission savings.
3 Free Open House Postings
If you’re holding a public open house, we’ll post your open house on the MLS, Zillow, Trulia and Realtor.com. If you’re holding a broker open house, we’ll post it on the MLS. You get 3 free postings. Additional open house postings are available at an additional cost.
Agent Email Blast We will send an email flyer to area agents announcing your new listing or listing update. It’s an ideal way to stay top-of-mind with local agents.
Showing and Feedback System
Agents can request showings of your property right through the MLS system. You will receive an email and/or text notification where you can accept or decline the showing from your cell phone, tablet or computer. The system keeps a log of every showing request and automatically captures the agent’s identification information. Agents requesting property showings using the Online Showing System will automatically receive a request for feedback once their showing time has past. This saves you time and provides you with valuable information about what buyers and agents think about your property.
Free Listing Changes
Change your price, listing status, descriptions and photos as needed with no additional charge.
Enhance Your Listing
You may enhance your listing by purchasing additional marketing services from our ala carte service options.
Ability to Cancel
You may cancel your listing at any time until a buyer if found for your property at which time it must remain on the MLS until the transaction closes or is voided. There is no cancellation fee.
Buyer's Agent Commission
Choose a buyer’s agent commission between 2-3%. The buyer’s agent commission is due at closing if the buyer for your house is represented by a broker. No commission due if the buyer is unrepresented
